
Repair the gate if the frame is square and the posts are solid. Replace it if either one is not. Hinges, operators, boards, control boards, and finishes are all replaceable parts. A racked frame or a leaning post is the gate itself failing, and no amount of parts fixes it.
Here is the useful thing about gates: almost everything people call a "gate problem" is actually a post problem, an operator problem, or a hinge problem. Three different bills, and only one of them is expensive.

The pattern is clear. Almost every repair is cheaper than replacement by an order of magnitude. The exception is post work, which involves concrete and is where the numbers start converging.
The three-minute diagnosis
Do this before you call anyone.
1. The square test. Look at the gap between the gate leaf and the latch post, or between the two leaves on a dual swing. Is it even top to bottom?
- Even gap, gate just sticks → hinge or hardware. Cheap.
- Gap wider at the top → the hinge post is leaning. Post problem.
- Gap uneven and the gate itself looks like a parallelogram → the frame has racked. Gate problem.
2. The post wiggle. Push hard on the hinge post at chest height. Any movement at all means the footing is inadequate or the post has corroded at grade. This is the single most common cause of gates that "used to work fine."
3. The manual release test. On an automatic gate, disconnect the operator and move the gate by hand. If it swings or rolls smoothly with two fingers, the gate is fine and your problem is the operator. If it binds, drags, or wants to swing shut on its own, fix the gate before you blame the motor.
That third test settles more arguments than anything else. People replace $2,000 operators that were struggling against a dragging gate, and the new one struggles too.
Repair it when
- The frame is square and only the hardware is worn
- Rust is surface-level, meaning it flakes off and leaves solid metal underneath
- The operator is the failing part and the gate itself moves freely
- A wood gate has failed boards but the steel frame beneath is straight
- The finish looks tired but the structure is fine — blasting and recoating an ornamental gate makes it look new for a fraction of replacement
Replace it when
- Posts are moving and the footings would need to be redone anyway. Once you are pouring new footings, the labor to hang a new gate on them is marginal
- The frame has racked out of square and will not hold an adjustment
- Rust has eaten through tube walls or destroyed welds at the bottom rail, where water sits
- The gate is undersized for its opening, which shows up as chronic sag no hinge fixes
- Repairs are stacking. Three service calls in two years means you are paying for a new gate in installments and not getting one
- The gate cannot be brought up to current safety standards as an automated gate
That last one is worth taking seriously. Automated vehicular gates are governed by UL 325 for operators and ASTM F2200 for the gate itself, and an older gate can have gaps, exposed rollers, or a design that will not comply. If you are automating an existing gate, this gets checked.
The bottom rail is where gates die
If you want to know how much life is left in a steel or iron gate, look at the bottom rail and the bottom of each picket.
That is where water sits, where sprinkler overspray lands, where debris collects, and where the coating gets chipped by gravel. A gate can look perfect at eye level and be structurally finished at ankle level. Tap along the bottom rail with a screwdriver handle — a dull thud where it should ring, or flaking that keeps going, means the wall thickness is gone.
Same principle on wood gates: check the bottom rail and the bottom six inches of the pickets, not the parts you look at.
The opinion, since somebody has to say it
Spend the money on the posts and the operator. Save it on the gate design.
Cheap operators are the single biggest source of gate callbacks in this trade — an underpowered residential unit driving a heavy gate at high duty cycle fails early and predictably. Undersized posts are the second. Both of those are invisible on a quote and both determine whether your gate works in year eight.
Ornamental scrollwork, by contrast, is pure cost with zero effect on function. If your budget is tight, a plainer gate on proper posts with a properly sized operator will outperform a beautiful gate on marginal posts every single time.
When you should not call anyone
Squeaking, sticking, and slow operation are frequently maintenance, not failure. Grease the hinges, clear debris out of the slide track, clean the photo eye lenses with a cloth — dirty photo eyes are a shockingly common cause of a gate that "randomly" refuses to close — and check the battery in the remote before assuming the receiver died.
Wood gate boards are a genuine weekend swap if the frame is steel and straight. Match the profile, use exterior fasteners, seal all six faces of each board including the ends.
Do not DIY anything involving the operator wiring, post footings, or the safety devices. Entrapment protection on an automated gate is not a place for improvisation, and a gate is a heavy thing that moves under power.
